What leasing options are available?

We currently allow 12-24 month lease options. 

Do I need a lease guarantor?

​We allow a guarantor for income purposes only. 

Do you offer co-living with individual leases?

​We do not offer individual leases (by-the-bed) with co-living arrangements (individual leases with private rooms and shared commons spaces). We offer a single lease with everyone 18 years and older on the same lease.

What are your application requirements?

Household income must be equal to 3x the rent, applicants must pass a background criminal check, and pass a credit check. 

Can I apply online?

Yes! Use the Appy tab on our website to get started. 

How much is the security deposit? Is any of it refundable?

​There is a $500 holding deposit that is refundable within 48 hours of approval of an application. The $500 either becomes the security deposit or goes towards it. 

Is there an application fee?

It is $50 for the entire application. One fee. Not paid per person. 

Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?

​We use a third party that will look at the household income, background check, credit check, rental history, and eviction records.

Do I have to pay first & last month's rent?

Tenants pay a $500 holding deposit which reserves the apartment and either becomes the tenant's security deposit or goes towards a one-month rent deposit. Tenant pays for prorated rent for the days that they live in the apartment. 

When is rent due and how can I pay my rent? What forms of payment are acceptable? Is there a grace period

Rent is due on the first of each month. It can be paid via money order, bankers check, and our online payment option. Rent is considered late on the 4th day of the month and a $125 late fee is added to the account. 

Are utilities included in the rent?

​Hot water is included in the rent, free parking, and free access to all of the amenities

Are there any other costs not included in the rent?

Internet and cable costs are not included; residents are responsible to set up their own. Electricity is not included. In the Annex Building tenants are responsible for gas and electricity.

Is renter's insurance required?

​Yes, we do require renter's insurance. A minimum of $100,000 in limited liability coverage is required. Proof of policy must be provided to the leasing office prior to move in.

Are there additional items I can rent?

We do have a limited amount of additional storage space available for residents to rent. 

What happens if I need to move out before my lease expires?

​The tenant is responsible for the remainder of the lease. Lease breaks are dealt with on a case-by-case basis.

Can the apartment be sublet or listed on Airbnb or VRBO?

We do not allow subletting or for apartments to be listed on short-term rental sites like Airbnb and VRBO.

What are the occupancy limits?

We allow up to four occupants as long as one person is under the age of 18. 

What are hours of the leasing office?

Leasing office hours are ​M-F 9 AM -5 PM & SAT 10-4. 

What are the hours for the fitness center?

For your convenience, the fitness center is open 24/7. 

What are the hours for the pool?

The pool is open from 8 AM to 8 PM, daily.

What are the hours for the laundry facilities?

The laundry facilities are open 24/7 — do your laundry when it's convenient for you! 

What are the hours for outdoor amenities?

The dog park is available for use 24/7.

Do you offer valet trash service and/or recycling?

We have trash and recycling receptacles on site for residents to use. 

Do you have cable/internet available? Is there a separate charge?

We do not provide internet or cable; tenants are responsible to set up and pay for their own service, but the buildings are wired for Comcast (Xfinity).

Is extra storage available?

​We have 14 storage units for residents to rent. They are $30 per month. 

How do I reserve community amenities?

​Email the property manager.

What security features does this property offer?

​Lock entry doors, key fob system for amenities, video surveillance in the community amenitiy areas, criminal background checks for anyone over the age of 18, Intercom system with assigned code.

Does this community have a pest control service?

​Yes- We use JP Pest Services who comes every month for preventative maintenance.

Are BBQ grills available?

Grills in the pool area can be used from spring through fall. Grills are not used in the winter. We have two propane grills

Are concierge services available?

We provide package concierge service for our residents' benefit.

Does this community have bicycle racks?

Yes, we do. They are located in the laundry areas. 

Are there building quiet hours?

Yes, building quiet hours are from 10 PM to 8 AM. Please be a considerate neighbor.

What decorations or changes to the apartment are prohibited?

​No external decor, takings down blinds, ripping out carpet. 

Are there fees for using the common spaces?

No, common areas are free for all residents to use. 

Are there restrictions for what can be put on balconies and patios?

​Only electric items are allowed on the patio or grill. No flags or planters.

What is the procedure for moving out?

​The office will schedule a pre-move-out inspection with you. After the return of all keys, the office will complete a full move-out inspection and have it emailed to you. 

I have a noise complaint. Who do I contact?

Email the office through Resident Portal so we can help resolve the issue. 

What is the smoking policy?

​We are pleased to be a smoke-free community. 

I have a maintenance/emergency maintenance issue; who do I contact?

For non-emergency maintenance use the Resident Portal to request service. For emergency maintenance call ​603-743-4141 for help. 

Do you allow pets? What is the pet policy?

​Yes, we are a pet-friendly community. Indoor cats are permitted. The monthly pet rent for a cat is $30.00 per month, not to exceed 2 cats. Additional restrictions apply and will be explained during the leasing process. Dogs, of six months of age or older, of non-aggressive breeds under 80 pounds are permitted in certain apartment homes. There is a maximum of one dog per apartment home. The monthly pet rent for a dog is $50.00 per month. Additional restrictions apply and will be explained during the leasing process. A Health Certificate from a Veterinarian verifying breed, current vaccinations/rabies, and a photo is required PRIOR to move-in to have the pet. This policy is subject to change without notice.

What is the parking situation? What about guest parking?

We provide ample, unassigned outdoor parking for our residents. We do not have assigned parking. Guest parking is on the Dover Roads. During the winter months, the office should be made aware of guest vehicles for snow removal.

What is the policy for snow removal?

​We start the snow removal procedure at 9:00 AM after the storm ends when there is 2 inches or more of snow. All tenants need to be ready to move their vehicles by 9 am. 

Are washers and dryers available? Are they in the apartment?

Washers and dryers are located on the ground floor of the building. The cost is $2 per machine. In the Annex building washers and dryers are located in the apartment. In Dover Two the washer and dryer is located in the basement free of charge. 

Do apartments have dishwashers?

Yes! We have dishwashers in all of the apartments. 

Do the kitchen sinks have garbage disposals?

Yes, they do! 

What kind of appliances are in the apartment?

All apartments have GE energy-efficient appliances; stoves are electric.  

Does the apartment come with a microwave?

Annex and Duplex apartments have built-in microwaves. The remaining 125 units do not have built-in microwaves.  

Is there a tub or shower?

Bathrooms have a bathtub with a shower. 

Do apartments have USB outlets?

Yes, for your convenience, apartments do have USB outlets. 

Do the apartments have air conditioning?

Annex: Central heating and cooling. Brick buildings: second-floor and third-floor apartments have ACS. Ground floor do not. Duplexes do not. 

When were these apartments build? Have there been any renovations?

The Annex is brand new construction in 2020. The Duplex renovations were done 2018-2019. The 125 units were renovated 2014-2016.  

What school district serves the community? What schools are in the area?

​Dover School District: Dover High School, Dover Middle School, Elementary schools: Horne Street Elementary

Is there public transportation nearby? What stop is closest?

The Coast Bus picks up at the main entrance of the apartment community.

Are you near any transportation routes? Which ones?

​Route 16 is 2 mins away. The train station is 5 mins away. 

How much traffic is there in the area? Are there any times during day/night that it is heavy?

We are off the main road so the community is quiet.
